Daily Operation and Maintenance of Elevator Power Unit

Daily Operation and Maintenance of Elevator Power Unit

The power unit is the core power supply and driving component of a elevator, which directly determines the elevator’s operating stability, riding comfort and service life. Standard daily operation and scientific regular maintenance can effectively reduce failure rates, avoid potential safety hazards, and extend the service cycle of the home elevator power unit. This document systematically introduces the standard daily use specifications and professional maintenance guidelines for home elevator power units.

1. Daily Standard Operation Specifications

Correct daily operation is the basis for ensuring the long-term stable operation of the power unit. All users and family members shall follow the following operating rules to avoid equipment damage caused by improper operation.

1.1 Normal Starting and Running Requirements

Before starting the home elevator every day, observe the standby state of the power unit first. Check whether the power indicator light is normal, whether there is abnormal noise or peculiar smell around the power unit cabinet. Start the elevator with a slow and stable operation mode, and avoid frequent instantaneous start and stop within a short time. Frequent starting will cause the power unit motor and hydraulic components to bear instantaneous overload current and pressure, leading to component aging and power failure.

During the elevator running process, the power unit will work continuously with stable voltage and pressure. Users shall not press multiple floor buttons repeatedly or force the elevator to carry out frequent up-and-down reciprocating operations without demand, so as to prevent the power unit from overheating and parameter deviation. In addition, the home elevator is designed for light-load household use. Overload carrying of people or goods is strictly prohibited. Overload operation will make the power unit run under excessive load for a long time, resulting in oil pressure instability, motor burnout and other faults.

1.2 Daily Shutdown and Power Management

After the elevator is used every day, park the car at the designated floor, close the elevator door completely, and let the power unit enter automatic standby mode. For long-term unused scenarios such as family travel and vacation (more than 3 days), it is recommended to cut off the elevator main power switch of the power unit. This can avoid standby power consumption, and effectively prevent circuit aging, lightning surge damage and short-circuit faults caused by long-term electrification of idle equipment.

It is forbidden to cut off the power forcibly during the running process of the elevator. Sudden power failure in operation will cause sudden shutdown of the power unit, impact the hydraulic system and transmission components, and even cause jamming of the elevator car, which brings safety risks.

1.3 Daily Environment Use Requirements

The power unit is usually installed in the elevator machine room or the reserved closed cabinet beside the hoistway. Keep the installation environment dry, ventilated and clean at all times. Strictly avoid water splashing, moisture accumulation and dust accumulation on the power unit. Humid environment will cause circuit board short circuit, motor insulation failure and rust of metal parts; excessive dust will block the heat dissipation holes of the power unit, resulting in poor heat dissipation and over-temperature protection shutdown.

In addition, keep the ambient temperature of the power unit between 5℃ and 40℃. Avoid long-term exposure to direct sunlight or close to high-temperature heat sources, and also avoid low-temperature freezing environment, so as to ensure that the hydraulic oil and electrical components of the power unit work within the normal temperature range.

2. Regular Maintenance and Maintenance Guidelines

Daily routine inspection and regular professional maintenance are key to eliminate hidden faults and maintain the optimal performance of the power unit. According to the household elevator use frequency, the maintenance work is divided into daily inspection, monthly maintenance and quarterly/annual professional maintenance.

2.1 Daily Visual and Functional Inspection

Users can complete simple daily inspections before daily use:

1. Check the power unit indicator lights, including power light, running light and fault alarm light, to ensure no abnormal alarm prompt;

2. Listen to the running sound of the power unit during elevator operation. Normal operation is uniform and low noise. If there is buzzing, clicking or harsh friction sound, stop using it in time;

3. Observe the elevator running stability. Check whether there is jitter, sudden stop or slow acceleration/deceleration during operation, which indicates abnormal pressure output of the power unit;

4. Check for oil leakage at the hydraulic pipeline and interface of the hydraulic power unit. Slight oil seepage or obvious oil dripping is an abnormal state and needs timely treatment.

2.2 Monthly Routine Maintenance

Carry out comprehensive manual maintenance on the power unit every month to clean and adjust conventional components:

1. Dust and Sundry Cleaning: Use a dry soft cloth to wipe the surface of the power unit cabinet, motor, control circuit board and hydraulic valve group, clean the dust in the heat dissipation holes and gaps, and ensure unobstructed heat dissipation. Do not use wet cloth or corrosive cleaning agent to clean electrical parts.

2. Line and Interface Inspection: Check whether the power circuit, control wiring and plug interfaces are loose, aging or oxidized. Fasten loose wiring terminals properly to avoid poor contact and power failure.

3. Hydraulic System Inspection (Hydraulic Power Unit): Check the liquid level of hydraulic oil. The oil level shall be kept between the upper and lower scale lines of the oil tank. If the oil level is too low, supplement the special hydraulic oil specified by the manufacturer in time. At the same time, check whether the oil pipe is aged, cracked or loose in joints.

4. Operating Parameter Check: Test the elevator lifting and lowering speed, check whether the power unit pressure output is stable, and ensure no pressure fluctuation leading to abnormal elevator operation.

2.3 Quarterly and Annual Professional Maintenance

It is recommended to invite professional elevator maintenance personnel to conduct in-depth overhaul every 3 months and comprehensive maintenance every 1 year:

1. Motor and Drive Component Maintenance: Detect the operating current, temperature and insulation performance of the power unit motor, lubricate the rotating bearings, check the wear degree of transmission parts, and replace severely worn accessories in time.

2. Hydraulic System Deep Maintenance: Replace the hydraulic oil filter element, clean the oil tank impurities, test the hydraulic oil viscosity and cleanliness, and replace the hydraulic oil regularly according to the use cycle (generally once every 1-2 years) to prevent oil deterioration from affecting power output. Calibrate the pressure valve, overflow valve and other precision valves to ensure accurate pressure control.

3. Control System Detection: Use professional equipment to detect the control board program, sensor sensitivity and overload protection function of the power unit, eliminate potential circuit faults, and reset abnormal operating parameters.

4. Safety Protection Function Test: Test the overheat protection, overload protection, emergency stop protection and power-off self-locking functions of the power unit to ensure that all safety devices can respond normally in case of abnormal conditions.

3. Fault Handling and Maintenance Taboos

3.1 Common Abnormal Phenomena and Treatment Principles

When the power unit has abnormal noise, overheating alarm, elevator weak lifting, oil leakage and other faults, users shall immediately stop using the elevator, cut off the main power supply, and contact professional after-sales maintenance personnel. Do not disassemble, repair or adjust the internal components of the power unit by yourself. The power unit involves high-precision hydraulic pressure and circuit control system. Random disassembly will lead to parameter disorder and even secondary safety faults.

3.2 Strict Maintenance Taboos

1. It is forbidden to modify the power unit circuit, pressure parameters and program settings without authorization;

2. It is forbidden to add inferior, unqualified or different types of hydraulic oil to the hydraulic power unit;

3. It is forbidden to cover the power unit heat dissipation holes or stack sundries around the equipment;

4. It is forbidden to operate the elevator forcibly when the power unit gives a fault alarm;

5. Non-professional personnel are prohibited from disassembling internal parts such as motors, valve groups and control boards.

4. Maintenance Summary

The elevator power unit is a high-precision electromechanical integrated component. Standard daily operation and regular standardized maintenance can keep the equipment in a good operating state, ensure the safety and comfort of household elevator use, and greatly prolong the service life of the power unit. Daily inspection by users + regular professional maintenance is the most effective maintenance mode. Once abnormal problems are found, follow the principle of stopping use and reporting for maintenance in time to avoid small faults evolving into large equipment failures and safety hazards
